The Methodology
How the composite score is calculated.
Each agent's composite score blends five performance signals. We weight them by how strongly they predict what a seller actually cares about — what their home closes for, and how fast. The full weighting formula is proprietary, but here's the framework.
Sale-to-list ratio
Primary SignalHow close an agent's listings sell to their original list price. The strongest predictor of pricing accuracy.
Days on market
Primary SignalHow quickly listings go under contract, adjusted for the local market average.
Percentage above asking
Secondary SignalHow often listings beat list price. A measure of negotiation strength and demand generation.
Transaction volume
Supporting SignalTotal closed sales in the last 12 months. Volume alone doesn't predict performance, so it's weighted accordingly.
Pricing accuracy
Supporting SignalFrequency of mid-listing price changes. Frequent reductions suggest an agent priced too high to start.
Agents must have closed three or more transactions in the zip code over the last 12 months to receive a composite score.
