How It Works

From public sales records to a performance ranking you can act on.

We use the same data county tax assessors and sales record offices publish every day. We just turn it into a report you can actually use to choose an agent.

The Process

Four steps. No login. No subscription.

  1. 01

    Enter your zip code

We use your zip as the boundary for the report. Every active agent who closed sales there in the last 12 months is included.

  2. 02

We pull 12 months of closed transactions

Public sales records and county transaction data. Every closed sale, every agent on record, every price.

  3. 03

    Every active agent is scored

We calculate sale-to-list ratio, days on market, percentage above asking, transaction volume, and a composite performance score for each agent with three or more closed sales.

  4. 04

Your report is delivered within 24 hours

You'll receive a private link to a password-protected report page in your inbox. No login. No subscription.

The Data

What we use. What we don't.

What we use

  • Closed sales from public sales records
  • County tax assessor transaction data
  • 12 months of activity per zip code
  • Listing dates, sale dates, list price, sale price
  • Agent of record per closed transaction

What we don't use

  • Zillow reviews or star ratings
  • Realtor.com agent rankings
  • Agent self-reported volume
  • Paid advertising or sponsorship data
  • Referral arrangements with brokerages

The Methodology

How the composite score is calculated.

Each agent's composite score blends five performance signals. We weight them by how strongly they predict what a seller actually cares about — what their home closes for, and how fast. The full weighting formula is proprietary, but here's the framework.

Sale-to-list ratio

Primary Signal

How close an agent's listings sell to their original list price. The strongest predictor of pricing accuracy.

Days on market

Primary Signal

How quickly listings go under contract, adjusted for the local market average.

Percentage above asking

Secondary Signal

How often listings beat list price. A measure of negotiation strength and demand generation.

Transaction volume

Supporting Signal

Total closed sales in the last 12 months. Volume alone doesn't predict performance, so it's weighted accordingly.

Pricing accuracy

Supporting Signal

Frequency of mid-listing price changes. Frequent reductions suggest an agent priced too high to start.

Agents must have closed three or more transactions in the zip code over the last 12 months to receive a composite score.

Our Independence

What we don't do.

We don't accept advertising from agents or brokerages.

We don't take referral fees for the agents we surface.

We don't sell your information or your zip code to anyone.

If we ever change any of this, this page changes first.
